Title deed (Tapu) in Türkiye

The Tapu is the official title deed. A purchase should be checked against the land registry record before the formal transfer.

Before applying

Check the current owner, property identification and any restrictions or annotations in the land registry with an independent qualified adviser. A brochure or private sales agreement is not a substitute for the official record.

Foreign buyers submit an identity document or passport and the documents required for their transaction. TKGM lists the current requirements and possible translations; ask the land registry which ones apply to your case.

At the land registry

WebTapu allows eligible users to start applications and upload documents. The land registry examines the file and notifies the parties if documents are missing or fees need payment.

After the official deed is prepared, the parties or duly authorised representatives are called to sign. The title deed is delivered after the registry procedure is completed.

What to confirm

Check the seller, the precise property, restrictions, payment arrangements and any additional documents before signing. Citizenship-by-investment rules are a separate process, not a condition for every purchase.
