Alanya property market: homes, neighbourhoods and foreign demand

The Alanya market is not a single asking-price average. An older city apartment, a family home, a serviced coastal complex and a hillside villa serve different buyers. Compare the usable home, its location and total ownership costs before judging a listing.

Property types across Alanya

The centre has older apartments as well as new construction. East and west of the centre, multi-block developments may include pools, gardens, security and fitness facilities. Detached homes and villas attract buyers who value land and privacy. Homes for full-time living and seasonal use should be filtered separately: access to schools and healthcare may matter more in one case, building management during absences in the other. Construction quality and floor area

Check advertised gross area against the plan, title records and usable interior area. Two 2+1 homes can have very different room sizes, light and storage. Building age alone does not establish quality: inspect structure, documentation, insulation, windows, dampness, services, lift maintenance and the management budget. A premium developer, active amenities, a shuttle or documented warranties may explain a higher price, but confirm what is actually delivered and what it costs each month.

Neighbourhoods and comparable prices

Compare homes of the same type and approximate age, in the same local area and at the same date. Factor in net area, floor, sea view, walkable route to the coast, active amenities, service charges and payment terms. An asking price is not a completed-sale price. Luxury and ultra-luxury homes in Mahmutlar or elsewhere can cost far above a neighbourhood average. Why visitors discover Alanya

Cleopatra Beach, the castle peninsula, the Red Tower, Damlataş Cave and the Taurus landscape make a holiday an accessible first encounter with the city. A holiday is not a year-round test of traffic, summer crowds, winter quiet or travel times from a particular home. Visit at different hours and, where possible, different seasons.

International communities

Alongside Turkish residents, Alanya has long-term residents from many countries. The municipality has discussed formal participation for “New Alanyans” and the earlier foreigners’ council. Multilingual services and social connections may matter to some buyers, but verify their availability in the actual neighbourhood. Residents, tourists and foreign purchasers are three different populations.

Foreign purchases, 2012–2025: read the geography first

TÜİK’s published national series measures housing sales to foreigners in Türkiye. Antalya province figures are not Alanya district figures. National sales reached 67,490 in 2022 and fell to 21,534 in 2025, 9.4% below 2024; foreign sales made up 1.3% of all Turkish home sales in 2025. These numbers describe national transactions, not Alanya prices or foreign purchases in this district. Coverage and publication of district-level housing sales also changed during this period, so a credible 2012–2025 Alanya-only table requires a verified, consistent local series.

Why foreign buyers came, and why they still consider Alanya

Travel, Mediterranean climate, second-home use, more varied housing supply and international social ties are plausible reasons. Motivations now range from seasonal use and family proximity to relocation or investment; their relative weight cannot be quantified without buyer research. Rules on ownership, residence and citizenship must be checked for the individual buyer and property. Buying a home guarantees neither residency nor a return.
