City pages are published when the market can be supported properly

APN does not treat a city name as useful coverage by itself. A market becomes meaningful when buyers can move from the city overview into location guides, pricing context, buying rules and property matching. Alanya currently has the deepest coverage, while Antalya is being developed as a broader regional reference.

Why destination demand matters to property buyers

Tourism volume is not the same as property return, but it helps explain international awareness, transport capacity, hospitality infrastructure and the size of the audience already familiar with a destination. APN combines that context with property-specific pricing, legal checks, rental feasibility and resale liquidity.

Alanya / Antalya

Mediterranean tourism with year-round city services

Antalya Province welcomed more than 17 million visitors in 2024 according to Türkiye’s Ministry of Culture and Tourism. Alanya is one of the province’s major coastal destinations, combining beaches and resort infrastructure with permanent residential districts, hospitals, schools, retail and everyday services. Its Mediterranean climate supports a long outdoor season. For property buyers, the relevant test is not provincial visitor volume alone: district, micro-location, property type, service charges, legal rental feasibility and resale demand must be assessed separately.

Dubai

Global visitor, business and aviation hub

Dubai welcomed 19.59 million international overnight visitors in 2025, up 5% year on year, while average hotel occupancy reached 80.7%, according to Dubai DET. Western Europe was its largest source region, with substantial demand also from CIS/Eastern Europe, South Asia, GCC and MENA. The city combines tourism with international business, retail, healthcare, aviation and a large expatriate population, creating multiple property-demand segments. Buyers should still separate tourism strength from a specific unit’s achievable rent, fees, supply competition and exit liquidity.

Spain

One of the world’s largest international tourism markets

Spain received about 96.8 million international tourists in 2025, a record and 3.2% above 2024, according to INE. Tourist spending reached about €134.7 billion. The country combines Mediterranean and Atlantic climates, extensive transport links, healthcare, established urban services and mature coastal property markets. National housing prices rose 12.9% year on year in Q4 2025, but APN will not present that national figure as a forecast or as the return of a specific Spanish city. City-level pages will be added only when local evidence and guides are ready.

Bodrum / Muğla

Aegean resort market with premium seasonal demand

Bodrum combines an Aegean climate, beaches, marinas, hospitality, restaurants and a well-established premium second-home identity. Muğla’s official tourism authority publishes monthly foreign-arrival statistics for the province; APN will use those provincial figures only with the correct geographic label rather than presenting them as Bodrum-only arrivals. For buyers, marina access, bay and micro-location, seasonality, property type, operating costs and the depth of the resale buyer pool are more useful than a single tourism headline.

Price growth is not the same as investment profit

Where a consistent official series exists, APN can show a 10-year property-price trend with the period, geography, currency and source stated clearly. We keep nominal price appreciation separate from inflation, exchange-rate effects, rental income, taxes, purchase and sale costs, maintenance and vacancy. This prevents a historical index from being presented as a guaranteed return.
