A number about property prices or demand is useful only when we know where it came from, which area and property type it covers, and when it was recorded. This page explains how to read APN data and the limitations to consider before buying, selling or analysing the market.

What identity does every index need?

A price-per-square-metre figure can mislead if the area definition and the mix of standard, luxury and super-luxury properties are unclear. A high-spec property may sit far above ordinary units in the same district; an average does not determine either property's value.

APN index status

The Alanya Area Index explains the methodology and the ten-year 2016–2025 transaction-volume index with its source and formula; this is not a property price index. The separate Price Index and Demand Index remain unavailable for numerical claims until their datasets and methods are complete.

First define the buyer's needs and budget. Then select verifiable listings with similar characteristics and compare price, area, age, developer quality, view, amenities and maintenance costs. Buyer feedback improves the next shortlist. For sellers, complete property data and a clear price date improve matching with relevant buyers.

When an external listing or report is used, its source and date should accompany the claim. Market data can change quickly, so final decisions should use fresh verification and property-document checks.
