Why the simple multiplication fails
Multiplying a district average by an apartment’s advertised area is a rough illustration, not a valuation. Gross and usable area can differ, and a district average mixes buildings, views, conditions and facilities.
Compare the same property type, micro-location, age, floor, usable area, fees and documentation. Ask for recent evidence and an individual assessment before setting a selling price or making an offer.
