Read the market before pricing your Alanya property
An asking-price index describes advertisements; it does not tell you what a particular buyer will pay for your property.

Start with comparable homes
Use current listings from the same micro-location and property category. Adjust for condition, age, floor, view, usable area, facilities, maintenance charges and the completeness of documents.
Read early buyer feedback
After listing, review whether enquiries turn into viewings and whether viewings lead to offers. If interest is weak, examine the presentation, audience and price before assuming the entire market has slowed.
The September 2026 Alanya Realty report gives a citywide nominal asking-price increase of 19.3% over the prior year. It does not mean an individual home appreciated by 19.3%, nor does it guarantee a sale within a particular period.
Separate signals from promises

Build a property-specific price range
Choose recent comparable asking prices by neighborhood, building type and usable area. Note differences in age, finish, floor, orientation, view, facilities and charges; a luxury or unusually located unit can sit far above a district average. Record the date of each comparable and revisit it when the listing goes live.
Turn feedback into a decision
Track enquiries, qualified buyer questions, viewing requests and offers separately. If qualified buyers repeatedly raise the same concern, update the description, photos or price discussion with the responsible agency.
