Price trends — shown once real data exists

This page will host APN's historical price tracking once at least two comparable periods of sourced data exist.

Looking to buy? Explore available matches with the APN AI Agent. Selling a property? Send its details and photos through the APN property form.

No trend claim is published here without real, dated, multi-period data. See the data hub for current status.
What counts as a real trend

Why one data point isn't a trend

A single snapshot can tell you where prices stand today, but says nothing about direction — that requires at least two comparable, dated periods measured the same way. Publishing a "trend" from one period, or from periods measured inconsistently, would create the appearance of movement that isn't actually verified.

What this page will show once live

  • Movement across genuinely comparable periods, sourced from the market history archive.
  • District-level breakdowns, since Alanya's districts don't necessarily move together.
How to read a trend

A price trend needs comparable observations

APN separates asking-price movement from completed-sale evidence. A change in average advertised price can reflect a different mix of listings rather than a change in the value of comparable homes. Useful trend analysis therefore keeps district, property type, size, condition and project quality as consistent as possible and records the observation period.

For property-level comparisons, use the Alanya price guide. For broader supply and demand context, use the market overview.

Signals worth tracking

  • Like-for-like asking prices over a stated period.
  • Visible listing supply and changes in comparable stock.
  • Completed transaction data when a consistent geographic series is available.
  • District and property-type mix, so composition changes are not mistaken for appreciation.

What APN will not infer

  • A guaranteed future return from a short historical series.
  • A citywide valuation for an individual home.
  • A completed sale price from an advertised asking price.
  • A forecast where the underlying evidence is insufficient.
