The number of homes sold each year shows when the Alanya market was more or less active. It is not a ten-year local price index and does not measure the investment return on a particular property.

These annual figures come from a local republication of TÜİK data dated 25 January 2026; APN calculated and rounded the index. Reconcile against the original TÜİK district table before formal statistical use.

What happened across the decade

Sales peaked at 26,193 in 2022. The 2025 count was about 29% below that peak, around 1% below 2024 and still approximately 58% above 2016. That 29% describes volume only. It does not say home prices dropped by 29%. The 2020 change occurred in the context of pandemic disruption, and later national credit and foreign-demand conditions may have mattered; these are plausible context, not proven local causal shares.

Year-by-year interpretation

2016 is the base year; 2017 eased slightly and 2018–2019 recovered. 2020 fell about 8% on the previous year, while 2021 rose about 28%. In 2022 sales rose roughly 71% and formed a volume peak. The following year fell about 23%, then 2024 about 7%, and 2025 about 1%. For every year, local mix of new and resale homes, financing, tourism and foreign demand would need separate evidence before assigning a precise cause.

How to use this history

Use transaction volume to frame negotiation, then compare dated, like-for-like listings and inspect the exact property. A market with fewer transactions can still contain expensive premium homes and sought-after micro-locations. Neither the peak nor the subsequent slowdown identifies the exact bottom for a buyer.

How to read ten years of Alanya housing sales

The 2016–2025 series on this page measures transaction volume: how many housing sales were reported in Alanya in each year. The 2016=100 index makes changes in activity easier to compare across years. It is not a price index and should not be interpreted as the percentage change in property values.

Volume and price answer different questions

A year with more transactions can reflect stronger demand, more available supply, financing conditions, foreign-buyer activity or sellers becoming more willing to transact. A year with fewer transactions does not prove that every property became cheaper. Price analysis requires comparable properties and, ideally, verified transaction prices rather than listing prices alone.

Use the peak as context, not a forecast

The historical series shows that Alanya’s market activity has moved through materially different phases and that the 2022 volume peak should not be treated as a permanent baseline. Later volumes provide context for negotiating conditions and liquidity, but they do not tell us where the next peak or market bottom will occur.

Do not compare a partial year with a complete year

For 2026, incomplete monthly data should not be placed beside complete annual totals as though the periods were equivalent. APN keeps the annual historical table through 2025 until a comparable full-year figure is available.

What to combine with transaction history

For a purchase decision, combine the long-term volume series with the current area supply snapshot, dated comparable listings, building age and quality, location, active amenities, maintenance costs and document checks. For a specific property, market history is background evidence rather than a valuation.
