Alanya Area Index: Comparing 15 Areas and the Criteria for Buying

An area index should go beyond a single price figure. Buyers need to know what types of property are offered in each neighborhood, how transactions have been trending, how prices have changed relative to inflation, and whether a specific listing fits their needs and budget. This page combines index criteria, a supply comparison across 15 areas and market signals for 2026.

APN focuses on matching buyer requirements with verified listings in Mahmutlar, Oba, Alanya Center, Kestel, Kargıcak, Tosmur and Tepe. The APN Agent can ask about budget and priorities and introduce suitable options for comparison; availability must be confirmed at the time of search.

Why is an area index necessary?

A citywide average can hide major differences between an older apartment, a detached villa and an ultra-luxury complex with extensive amenities. A useful index separates comparable property groups and combines price evidence with market activity, property quality and accessibility.

Price

Track asking-price trends and, where available, completed transaction prices. State date, currency, area definition and inflation treatment.

Market activity

Review transaction count, time on market, active-listing-to-transaction ratio and demand changes over comparable periods.

Quality and access

Consider building age and type, active amenities, beach and service access, construction quality and recurring maintenance costs.

Criteria for building a reliable index

  1. Clear geographic scope: define exactly which neighborhood or group is measured.
  2. Like-for-like property basket: separate apartments from villas, new build from resale and standard from luxury stock.
  3. Precisely defined price: distinguish asking price, verified transaction price and professional valuation.
  4. Time and currency: publish date, currency and treatment of inflation and exchange-rate effects.
  5. Data control: identify duplicates, stale listings and unavailable properties before calculation.
  6. Sample size and method: publish observations, sources, formula and limitations.

In APN's operating model, Hermes and the central CRM can support these controls by validating listing fields, flagging duplicate or conflicting records, comparing price evidence and keeping an auditable record. Human review remains necessary where evidence is incomplete or contradictory.

Relative supply index across 15 areas: snapshot of 26 September 2026

The relative Emlakjet supply index is calculated as area listing count ÷ 715 × 100, with Mahmutlar set to 100. It measures visible supply at that date, not completed sales, demand, liquidity or property value.

Alanya Center is the aggregate of 16 central neighborhoods in the source file; Tepe and Bektaş are excluded. The two platform counts must not be added because the same property may appear on both.

More inventory does not automatically mean a cheaper area. High inventory can provide more comparable choices, while low-listing hillside or villa areas can still contain scarce, high-value homes.

Alanya transaction trend over the past ten years

The Alanya housing market history presents the 2016–2025 annual transaction series and a volume index. It measures market activity, not a local house-price index.

2026 market conditions: read price and construction data separately

According to the Central Bank of the Republic of Türkiye, the national Housing Price Index in August 2026 rose 23.0% year over year nominally but fell 6.5% in real terms. This does not prove that nominal prices fell in Alanya or any specific neighborhood. The relevant regional index groups Antalya with Burdur and Isparta.

TÜİK reported that dwelling units receiving building permits nationwide in Q2 2026 were 9.5% lower year over year. A nationwide statistic cannot establish whether construction increased or decreased in Alanya.

The complete annual Alanya transaction series currently ends in 2025. Partial 2026 figures should not be compared directly with complete earlier years unless identical months are aligned.

Short analysis: the best time to buy is when you find real value

The exact bottom of a property cycle is normally clear only after the fact. A defensible decision is to find a property whose price, condition, location, legal status and ownership costs compare well with genuinely similar alternatives.

Why could 2026 be suitable for some buyers?

Conclusion: 2026 is not automatically the best year for every buyer. It can be attractive when a verified property fits the buyer's purpose and budget and its value is supported by current comparable evidence.

Move from the index to real listings

Tell the APN Agent your budget, preferred areas and non-negotiable features. APN can shortlist suitable verified listings and compare them using your priorities. Owners can submit a property for initial review and central CRM validation.

What exactly does the Area Index show?

The Area Index shows the relative concentration of visible sale listings across 15 Alanya areas at a stated date. It is a supply indicator, not a price or sales ranking. Use it with transaction history, comparable prices, property quality, legal checks and buyer-specific requirements.
