Four prices that must stay distinct

The asking price, negotiated transaction price, formal valuation and value recorded in official documents can differ. Any amount relevant to residence or citizenship must be checked against the current official rules for the buyer and transaction. A higher recorded figure or attractive brochure is not proof of market value.

How the market changes a property price

In a slower market a motivated seller may negotiate; in a stronger market competition or buyer urgency can change the outcome. Tourism seasons and quieter periods affect viewing and negotiation opportunities. Brand, construction quality, access, active facilities and the recurring charges matter throughout the cycle. Compare actual properties and current documentation rather than assuming a universal discount or guaranteed appreciation.

A practical framework for evaluating an Alanya property

Two homes with similar asking prices can represent very different value. APN therefore separates property quality from buyer fit and evaluates several dimensions rather than generating an unsupported single score.

1. Price versus genuine comparables

Compare the asking price with properties that are close in area, usable size, building age, property type and amenity level. Record the listing date and currency. An area average cannot determine the value of a luxury or super-luxury unit, and an asking price is not a completed transaction price.

2. Building and construction quality

Review construction year, developer track record, materials, insulation, lifts, common-area maintenance and documented warranties. A luxury label is not evidence by itself; physical inspection and the actual condition of the building matter.

3. Location and daily accessibility

Measure practical walking or driving access to the beach, shops, healthcare, schools and transport. Gradient, traffic, seasonal tourism and noise can materially change daily life even within a small area. A claimed sea view should be verified from the unit itself.

4. Amenities that actually operate

Pools, gyms, saunas, security, children’s areas or shuttle services add value only when they are active, usable and reasonable relative to the maintenance fee. Verify the facilities and service conditions for the specific project.

5. Total cost and legal usability

The purchase budget extends beyond the advertised price. Transfer costs, maintenance fees, possible repairs, insurance and recurring ownership expenses should be considered. Title, occupancy documentation and restrictions require independent document checks.

6. Liquidity and file transparency

Time on market, comparable supply, document quality and the ability to arrange a real viewing can improve the assessment. Listing count alone does not predict sale speed or future return. Duplicate, stale and unavailable listings should be removed or clearly flagged.

Do not confuse four different price concepts

The seller’s asking price, the price ultimately agreed by the parties, a dated professional appraisal and the amount declared in official transfer documentation are different concepts and do not necessarily match. Market comparison requires evidence appropriate to the question being asked.

Property quality is not the same as buyer match

A technically strong property may still be unsuitable for a family prioritising schools, quiet surroundings and low running costs. Another buyer may prioritise sea view, extensive facilities or seasonal use. Market conditions change negotiation, not the fundamentals

In a slower market, selling periods can lengthen and motivated sellers may accept different terms. In a rising market, buyer competition can reduce negotiating power. Neither condition makes every property cheap or expensive. Currency, inflation, project delivery, comparable inventory and urgency should be considered alongside the property itself.

What is required before APN publishes a numeric Property Index

A transparent score requires defined measurable criteria, dated validated listings, duplicate control, segmentation by property type and quality, published weights, sample size and treatment of missing data. Weighting should also differ when appropriate between lifestyle and investment objectives.
