The trade-off underneath the checklist

New-build and resale don't just differ in price and condition — they differ in what kind of risk you're accepting. New-build risk is mostly about the developer and timeline: will it be delivered as promised, and on time. Resale risk is mostly about the property itself: what's the real condition behind a fresh coat of paint, and does the price reflect its actual age.

Questions worth asking either way

  • For new-build: what's the developer's track record on previous projects, and what happens contractually if delivery slips?
  • For resale: has the building had any structural or plumbing issues, and when were shared systems last maintained? See the due diligence checklist.

Compare certainty, total cost and timing

A new property may offer modern specifications, facilities and payment structures, but buyers need to assess delivery status, contract terms and what is actually included. A resale home can be inspected as it stands and its immediate surroundings are easier to judge, but condition and renovation needs can materially change the effective purchase cost.

Compare the same fundamentals on both options: usable area, micro-location, title and documentation, ongoing charges, condition, completion or handover timing and realistic resale demand.
