Dates and building rights must be verified for the specific address. Physical growth does not imply uninterrupted price growth.
Amenities and real ownership costs
Pools, sauna, Turkish bath, gyms, children’s areas, parking, gardens, security and management vary by building. Some premium projects advertise a beach shuttle, warranties or around-the-clock services. Confirm operating hours, contracts, reserve funds, recent bills and monthly dues. An amenity that does not operate has little practical value.
Before an apartment purchase or sale
Record net and gross floor area separately, along with floor, light, view, building age, structure, installations and parking. Check title, owner, approved use, debts and payment conditions independently. The amount recorded in official documents, asking price, agreed price and formal valuation are not interchangeable. Compare similar homes at the same date, then examine resale conditions and maintenance costs.
