A sea view over currently vacant land or a low-rise neighbour isn't necessarily permanent — zoning can change, and a new development can rise between you and the coastline. This is worth verifying directly rather than assuming, since the price premium you pay for the view depends entirely on it holding.
View value depends on what is visible from the apartment or villa itself, not from a project brochure or a different floor. Check the main living areas and balcony, the viewing angle, orientation and whether nearby parcels or future construction could materially change the outlook.
A sea-view premium also needs to make sense beside the rest of the property.
