Start with budget and currency, property type, preferred and excluded areas, intended use, room count, useful floor area, sea access, view, amenities, transport, purchase timing and acceptable service charges. Mark each criterion as essential or negotiable. The agent can ask precise follow-up questions when these constraints conflict.
The agent introduces a suitable reviewed home, asks whether it fits and records why it does or does not. Rejection reasons refine the next candidate. The goal is not a large undifferentiated list but a sequence of explainable comparisons between buyer preferences and property facts.
If no current property meets the essential requirements, the system says so and records the request. Sales colleagues can contact the buyer when a suitable reviewed listing becomes available. It does not invent inventory or promise that the right home will appear on a specific date.
